Domestic BER Assessments in Dublin and Surrounding Counties
Independent BER certification for homes being sold, rented or upgraded — carried out personally by Michael McNeill.
BER Certificates for Property Sales
Irish law requires a valid BER before a home is offered for sale, and the rating must appear in property advertisements.
BER Essential provides domestic assessments for homeowners and estate agents preparing properties for the market, with clear communication on access and timing.
BER Certificates for Rental Properties
Landlords also need a valid BER when a property is offered for rent, and the rating must be included in any advertisement.
Assessments are arranged with landlords and letting agents to suit tenancies and changeovers.
BER Assessments Following Energy Upgrades
If you have added insulation, upgraded your heating, installed a heat pump or solar panels, or replaced windows and doors, a new assessment will reflect those improvements in your rating.
Keep any receipts, certificates or specifications for the works — they help ensure the assessment is as accurate as possible.
BER Assessments for Retrofit and Grant Programmes
Some SEAI and other residential upgrade programmes require a BER assessment before or after works. BER Essential can carry out these assessments where applicable.
Grant rules vary between schemes, so please check the requirements of your programme or contact Michael to discuss your situation.
Understanding Your Home's Energy Performance
Your BER comes with an advisory report. Michael is happy to explain your rating in plain language and the main factors that influence it — the building fabric, heating, hot water, ventilation and lighting.
