A Practical Guide to Your BER Assessment
A little preparation helps the assessment run smoothly and makes sure the rating reflects your home as accurately as possible.
What a BER assessment involves
The assessor visits the home and records its dimensions, construction, insulation, windows and doors, heating and hot water systems, ventilation and lighting. This information is used in SEAI's DEAP software to calculate the rating.
Booking an appointment
Call 087 902 1793 or send an enquiry with the property location, type and reason for the BER. Michael will confirm a quotation and agree a suitable appointment.
Preparing access
Make sure every room can be reached, including the attic or roof space, the boiler or heat pump, the hot water cylinder and any extensions or converted areas.
Gathering documentation
Evidence of insulation, heating systems, windows and previous upgrades helps the assessment reflect the home accurately. Without evidence, default values may have to be used.
During the assessment
Michael will work through the property, taking measurements and photographs. The time needed depends on the size and complexity of the home.
After the assessment
The data is processed and the BER is published on the SEAI register. You receive the BER certificate and advisory report. Timing will be confirmed for your property.
